Wholesale Mortgage Fulfillment Processor

Territory: Greer, SC

The primary function of the Fulfillment Processor is to ensure the timely and accuracy of all loans to be submitted, cleared, and closed by requested closing dates and providing communication through the process with the appropriate staff assigned to the file.

Duties and Responsibilities

  • Process mortgage loan applications in accordance with all local, state and federal regulations and to the secondary market standards as designated by loan program and/or product selection.
  • Confirm and validate, upon submission, that the loan has been properly disclosed with regard to CFPB, TRID, Agency and State Requirements.
  • Order CAIVRS, tax transcripts, and flood certification within 48 hours of receipt when required.
  • Review credit report and request any updates or additional information as needed from the client.
  • Update AUS as required.
  • Order Verifications of Employments, deposit, rent and mortgage, as applicable.
  • Coordinate with the client on any necessary documentation required for the underwriting process or additional items that may be required for loan approval and/or closing.
  • Review and insure accuracy for Borrower(s) identification throughout the loan file.
  • Responsible for entering data within DataVerify for loan participants including but not limited to: internal staff, seller(s), realtor(s), title company, and settlement agent.  Appraiser and Company Information to be completed if Appraisal is submitted with
  • Vendor Screen Completion for TRID.
  • Loan Validation throughout life of loan process.
  • Underwriting Condition review for completeness prior to sending back to the UW for review.
  • Communication with Partner throughout entire life of loan process to ensure the Final Approval is obtained to meet desired closing date.
  • Processing Final Review prior at UW Final Approval Status.
  • Support Internal and external customers on insuring questions or concerns
  • Attend training when scheduled or as needed.
  • Other duties as assigned

Education and /or Experience

    • College preferred
    • At least two years’ experience in mortgage banking or commensurate experience and education

Language Skills

Must have the ability to read and comprehend simple instructions, short correspondence and memos.  The associate should also have the ability to effectively present information in one-on-one and small group situations to customers, clients, and other associates of the organization.

Mathematical Skills

Ability to add, subtract, multiply, and divide.

Computer Skills

To perform this job successfully, and individual should have knowledge of Database software; and Word Processing software.
