Wholesale Mortgage Underwriter

Territory: Greer, SC

Job Summary
Responsible for underwriting loans eligible for purchase in the secondary market, residential construction loans, and in-house mortgage loans. All loans to be in conformance with regulatory and established guidelines. Responsible for quality review function for correspondent, wholesale, and retail mortgage loans.

Essential Functions


  •  Review/underwrite processed mortgage loan files to determine marketability and eligibility of loans based on investor guidelines, to include FHA, VA, VHDA, USDA and Conventional loans.
  •  Review/underwrite processed in-house mortgage and residential construction loan files to determine eligibility of loans based on Bank guidelines
  •  Review assigned loans after closing to ensure underwriting and regulatory compliance throughout the process. Provide management reports of deficiencies and areas of improvement.
  •  Prepare loan approval with appropriate conditions required to close the loan
  •  For approved loans, order mortgage insurance, if required
  •  Prepare adverse action notice for declined loans.
  •  Review and clear underwriting conditions prior to loan closing
  •  Act as resource for specific investor criteria, FNMA guidelines, FHA guidelines, VA guidelines, VHDA guidelines, USDA guidelines, and in-house guidelines. Work with officers on loan scenarios to determine loan feasibility
  •  Assist loan officers, account executives, broker, processors, and management with routine inquiries and loan guideline information
  •  Work co-operatively with loan closers and post closers for smooth transition of loan through process
  •  Update all information, as appropriate, in loan processing software program 
  •  Adhere to all rules and regulations applicable to this position.
  •  Ensure the CIP information for each loan is complete.
  •  Performs all other duties that may be assigned.


  • Works closely with loan post closers and officers to clear any missing documentation from the investor exception report.


  • Identifies process improvements that will increase the efficiency and effectiveness of the loan underwriting function.

  • Works collaboratively with loan internal and external customers to provide service excellence while practicing the StellarOne core values. 

Education, Skills and Experience Required/Desired:


  • A minimum of two years banking experience
  • Minimum of 3 years credit underwriting experience
  • Delegated underwriting experience through FHA, VA, and VHDA
  • Excellent organizational, telephone etiquette, customer service and interpersonal skills.
  •  Ability to work effectively in a fast-paced environment with multiple deadlines.
  • Good communication skills, both verbal and written.
  • Ability to work accurately with detailed information.
  • PC proficiency with working knowledge of Word and Excel.
  • Ability to work independently with a minimum of supervision.
  • Ability to use good judgment and apply established policies and procedures.



  • Previous banking experiences in business and real estate documentation
